We are seeking a practical, hands-on Project Manager to represent the owner and coordinate the project from design development through construction, commissioning and final handover. The Project Manager will work closely with the appointed architect, engineers, Site Engineer, resort management, suppliers and local contractors. The role requires stronger involvement during design finalisation, procurement, intensive construction and handover, with site presence adjusted according to each project phase.

Key Responsibilities

Participate in the initial site assessment with the architect and technical consultants.
Help translate the owner's project brief into a practical scope, priority list, programme and implementation plan.
Coordinate the architectural design process and ensure drawings, specifications and decisions are completed and formally frozen before construction.
Coordinate with engineers for technical drawings, quantity estimates and preparation of the BOQ.
Review the BOQ and proposed costs with management and consultants, identifying opportunities for value engineering without compromising essential quality.
Prepare and maintain the overall project programme, procurement schedule, cash-flow forecast and milestone tracker.
Assist in identifying, evaluating and appointing suitable local contractors, specialist contractors and suppliers.
Coordinate work packages, quotations, negotiations, purchase recommendations and contractor mobilisation.
Direct and support the full-time Site Engineer and ensure clear daily reporting from the site.
Monitor construction progress, workmanship, materials, costs and compliance with approved drawings and specifications.
Maintain risk, issue, decision and variation registers.
Prevent unapproved changes and ensure all variations are documented, costed and approved before execution.
Coordinate architect and engineer inspections and follow up on corrective actions.
Protect guest safety and minimise disruption to resort operations during construction.
Provide concise weekly progress reports covering work completed, upcoming activities, expenditure, risks, delays and management decisions required.
Lead snagging, testing, commissioning and final handover.
Ensure the owner receives as-built drawings, warranties, manuals, contractor accounts and other project-closeout documentation

Job Specification

Required qualifications for this job

Required Education Level:Under Graduate (Bachelor)

Required Experience:More than 7 years

Other Specification

Bachelor's degree in Civil Engineering, Architecture, Construction Management or a related discipline.
Nepal Engineering Council registration preferred where applicable.
At least 7 years of relevant construction experience, including at least 3 years in a project-management, coordination or senior site-management role.
Demonstrated experience completing at least one hospitality, resort, boutique hotel or similarly finish-sensitive renovation project.
Experience working on an operating property or phased renovation will be a strong advantage.
Good understanding of architectural, structural, electrical, plumbing, drainage, finishing and landscaping works.
Practical experience with BOQs, budgeting, procurement, contractor evaluation, billing, variation control and handover.
Ability to coordinate architects, engineers, site staff, contractors, suppliers and operating teams.
Strong working knowledge of Excel and project scheduling/reporting tools.
Good written and spoken Nepali and English.
Willingness and ability to travel to and stay at the Nawalpur project site as required.

Working Arrangement

This is a project-based contract rather than a permanent position. Site involvement will vary by phase and is expected to become more intensive during active construction, finishing and handover.

Candidates based in Nawalpur, Chitwan, Bharatpur or nearby areas - or those able to maintain reliable site presence - will have an advantage.

Compensation

Negotiable according to experience, availability, proposed working arrangement and relevant hospitality-project experience. Applicants should state their expected monthly or project-based professional fee. Approved project travel and accommodation arrangements will be discussed separately.

The renovation must improve the guest experience and operating performance of the resort while protecting day-to-day resort operations.
