We are seeking a dynamic and experienced professional to spearhead project development initiatives at a prominent real estate firm. This is an exceptional opportunity for a seasoned leader to drive strategic growth and ensure the successful execution of diverse and impactful projects. The position is based in Bishalnagar and offers an engaging work environment with a focus on excellence and collaboration.

Key Responsibilities:

Lead the planning, design, and development of real estate projects, ensuring alignment with strategic objectives and quality standards.
Develop comprehensive project execution plans, master schedules, and resource allocation strategies for timely project delivery.
Oversee engineering and technical functions, ensuring compliance with industry standards, building codes, and best practices.
Direct and monitor construction activities, ensuring projects adhere to timelines, budgets, and quality benchmarks.
Manage procurement planning and vendor selection to ensure timely availability of materials and services.
Ensure compliance with legal and regulatory requirements throughout the project lifecycle.
Develop and manage project budgets, monitoring expenditures and identifying opportunities for cost optimization.
Provide strategic leadership and mentorship to departmental managers and technical professionals.
Prepare and present project progress reports and performance evaluations to senior management and stakeholders.

Qualifications:

Master's Degree in Civil Engineering, Construction Management, Project Management, Architecture, or a related field; MBA preferred.
8-10 years of progressive experience in real estate development or construction management, with at least 4 years in a senior leadership role.
Proven track record in managing large-scale real estate projects from inception to completion.
Strong knowledge of engineering standards, procurement, project budgeting, and regulatory compliance.
Exceptional leadership, communication, and stakeholder management skills.

Other Specification

Technical & Engineering Knowledge: Deep expertise in Real Estate Development, Master Planning, Construction Management, Nepalese National Building Code (NBC), Municipal Bylaws, and Engineering Standards.
Project Execution & Controls: Demonstrated ability to manage multi-disciplinary real estate projects from inception to handover, overseeing BOQs, architectural designs, structural approvals, and site safety standards.
Contract & Procurement Management: Hands-on experience in tender evaluation, contractor selection, vendor negotiations, procurement planning, and FIDIC/standard construction contracts.
Leadership & Team Management: Proven capability to direct, mentor, and performance-evaluate multi-departmental teams including Technical, Project Development, and Legal & Compliance divisions.
Financial & Regulatory Acumen: Expertise in project budgeting, cost variance monitoring, statutory clearance processing (municipalities, environment agencies, utility providers), and risk management.
