Job Description

Ascon Homes is seeking a qualified and experienced Estimator/Contract Administrator to join our team. This mid-level position requires someone with strong attention to detail, excellent communication skills, and a thorough understanding of the Melbourne construction market and subcontractors. The ideal candidate will have a minimum of 5 years' experience with a residential builder, preferably with a background in both estimating and contract administration.

Key Responsibilities:

  • Process building variations to ensure accurate documentation and pricing
  • Coordinate with Site Supervisors and Project Managers throughout project lifecycle
  • Provide accurate take-offs and maintain price files within estimating software
  • Manage contract signing and settlements with clients, ensuring regular updates on job progress
  • Maintain up-to-date files with plans, engineering, and all necessary documents for construction
  • Update department workflow and report on project progress on a weekly basis
  • Prepare subcontractor packages, scopes, and procurement schedules
  • Review and analyze project specifications and drawings to create a scope of works for subcontractor quotes.
  • Review, negotiate, and finalize subcontracts
  • Manage and track project expenditure, including subcontractor claims
  • Maintain cost estimates and provide take-offs and tender pricing
  • Ensure margins are maintained at company benchmarks
  • Produce BOQs for project building costs, incorporating input from all stakeholders
  • Ensure compliance with building codes, energy efficiency requirements, and local authority guidelines

Qualifications & Experience:

  • Minimum 5 years' experience with a residential builder
  • Strong attention to detail and excellent communication skills
  • Knowledge of Australian construction market and subcontractors (Desirable)
  • Ability to understand and interpret building and real estate contracts and construction documentation
  • Experience in pricing single storey and double storey homes
  • Reliable, punctual, and flexible
  • Strong numerical skills and ability to meet deadlines
  • Familiarity with estimating software and methods
  • Understanding of project budgets and maintaining margins
