Job Description

  • Undertake complete responsibility of the properties owned/rented by the organization and its franchisees and ensure standards of quality are met in terms of cleanliness, safety, accessibility, ambiance and other requirements of a standard corporate building/office
  • Secure property (asset) by contracting with security service; installing and maintaining security devices; establishing and enforcing precautionary policies and procedures; responding to emergencies.
  • Oversee the safety, security, fire prevention, and other safety systems so as to ensure that the building is free of hazard
  • Carry out an assessment of a buildings’ security team to ensure they are well poised to combat any arising security challenge
  • Evaluate the functionality of fire quelling equipment and systems to ensure they are operational and able to resist a fire outbreak
  • Set and implement building policies and regulations useful in managing the general behavior of tenants/occupants/staff of the building.
  • Inspecting the building frequently for signs of damage or wear
  • Maintaining a safe environment with proper lighting, disability access and proper arrangement of signage at the exterior of the building
  • Oversee the maintenance and repair of building facilities such as electrical, plumbing installations and proper drainage system to ensure that tenants are provided with proper utilities
  • Ensuring the back up for Continuous power supply in the building
  • Arrange proper parking facilities required for the property 
  • Gardening and Proper Fencing if required 
  • Timely recovery of rental, electricity charges and processes with Banks
  • Prepare/maintain Standard Operating Procedures and manuals/log books for use, maintenance, repairs, improvements of property, equipment, electrical fitting and other assets and security systems.
  • Hiring employees or contractors as needed to maintain, repair, or improve the property and monitoring building maintenance budgets
  • Evaluating in house/ outsourced employee performance and providing direction, correction, or additional training to ensure proper maintenance of the building
  • Maintaining records of tenants, accomplish financial objectives by collecting rents; paying bills; forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances and initiating corrective action
  • Maintain property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations
  • Establish rental rate by surveying local rental rates; calculating overhead costs, depreciation, taxes, and profit goals
  • Attract tenants as and required by advertising vacancies; obtaining referrals from current tenants; explaining advantages of location and services; showing units
  • Contract with tenants by negotiating leases and collecting security deposits when required
  • Keep updated and comply with the requirements set by the local authority and other relevant government authority 
  • Pay property charges and other taxes related to the property to the local authority/government body on time 
  • Building rapport with local bodies, NEA, NTC, IRO, Banks, Vendors, tenants, the neighbor of the property and house owner of centers
