Job Description

We are seeking a highly skilled and dynamic Project Manager to lead the construction of an apartment building project from start to completion. The candidate should possess strong project management expertise, technical proficiency, leadership ability, and a proven track record of delivering quality projects within budget and schedule.

Key Responsibilities:

Project Management:

  • Develop comprehensive project execution plans, pre-construction plans, and detailed, realistic work schedules.
  • Take complete ownership and oversight of all urgent and critical work, providing on-the-ground leadership and time-to-time tracking to ensure immediate resolution and achievement of project goals.
  • Manage the entire project lifecycle, ensuring seamless work execution in accordance with the approved plans and schedules.
  • Conduct regular site meetings and coordinate with all stakeholders to ensure project milestones are achieved.

Team Leadership:

  • Lead, motivate, and manage the entire project team, including site engineers, supervisors, and subcontractors.
  • Delegate tasks effectively, set clear expectations, and conduct performance reviews.
  • Foster a culture of accountability, collaboration, and safety.

Technical Expertise:

  • Prepare & Verify Bar Bending Schedules (BBS)
  • Identify and resolve drawing inconsistencies and provide design-related consultations.
  • Prepare, review, and certify running bills for both clients and subcontractors.
  • Prepare weekly progress reports, work forecasts, and resource allocations.
  • Manage project contract accounts, ensuring effective budgeting, cost control, and optimization of labor productivity.
  • Oversee material stock monitoring, initiate purchase requisitions, and manage a structured procurement process.
  • Verify GRNs, monitor site expenses, maintain accurate record keeping & ensure quality of materials received.
  • Draft and manage contract documents and project accounts.
  • Maintain impeccable and systematic records of all project documents, including correspondence, reports, drawings, and financial transactions.
  • Provide regular updates on project financials, including budget vs. actual cost reports.
  • Report on project risks, issues, and mitigation strategies.

Quality Control & Assurance:

  • Ensure compliance with IS codes, NBC standards, and project specifications.
  • Supervise quality tests of materials, workmanship, and site practices.
  • Conduct regular quality audits and inspections to ensure workmanship and materials meet specifications.
  • Oversee QC documentation (RFIs, Pour Cards, etc.) and ensure approvals before work begins

Risk Management:

  • Identify potential risks and develop mitigation strategies to minimize project disruptions and financial liabilities.
  • Handle public relations and community engagement initiatives, promoting positive relationships and resolving local issues as they arise.
  • Champion a culture of safety on site. Ensure compliance with all OSHA and company safety protocols to achieve zero accidents.

Reporting & Communication:

  • Provide regular updates to management on progress, challenges, and solutions.
  • Coordinate with consultants, architects, and client representatives.
  • Ensure transparent communication on project status, risks, and mitigation plans.
