Key Responsibilities

Rent Collection:

  • Verify tenant payments through Appfolio.
  • Update payment records in Google Sheets.
  • Send rent reminders and late fee notices via Appfolio.
  • Report results and updates via WhatsApp.

Vacancies:

  • Update property listings and showing schedules on Appfolio and Affordablehousing.com.
  • Respond to vacancy inquiries and confirm showings.
  • Collect and manage prospect information using Google Sheets.
  • Communicate with prospects about their applications and required information.
  • Report results and updates via WhatsApp.

Utilities:

  • Track water and sewer balances for 214 units using Google Sheets.
  • Make monthly payments via Cleveland Water & Sewer websites.
  • Notify tenants with high utility balances via Appfolio.
  • Report results and updates via WhatsApp.

Lease Renewals and Rent Increases:

  • Track lease renewals and rent increases using Google Sheets.
  • Process lease renewals and communicate with tenants via Appfolio.
  • Handle CMHA rent increase forms and submissions.
  • Notify tenants about renewals and rent increases.
  • Report results and updates via WhatsApp.

Investor Relations and Reports:

  • Compile monthly financial reports for investors using Google Sheets.
  • Prepare and submit quarterly reports to banks and financial institutions.

Property Purchase:

  • Track potential property purchases using Google Sheets.
  • Research properties on Zillow, Redfin, and other sites.
  • Communicate with realtors and wholesalers for property details, inspections, and offers.
