We are seeking a professional to spearhead our land acquisition initiatives, ensuring alignment with our overarching business objectives. This role offers a unique opportunity to make a significant impact in a dynamic environment, where your expertise will drive our real estate development projects forward.

Key Responsibilities:

Acquisition Strategy and Planning: Develop long-term land acquisition strategies, identify high-growth areas, and maintain a sustainable acquisition pipeline.
Market Research and Opportunity Identification: Monitor market trends and evaluate investment opportunities through feasibility studies.
Land Acquisition and Negotiation: Lead negotiations with stakeholders to secure commercially viable properties while ensuring transparency and fairness.
Technical Due Diligence: Oversee comprehensive assessments of prospective land to ensure suitability for development projects.
Legal and Regulatory Compliance: Ensure all acquisitions meet legal standards and manage ownership disputes effectively.
Recovery Management: Develop strategies for timely collection of land-related receivables.
Risk Management: Identify and mitigate risks associated with land acquisition activities.
Budget and Resource Management: Align acquisition activities with financial plans and manage departmental budgets effectively.
Team and Time Management: Lead and mentor the Research & Acquisition Department to achieve departmental objectives.
Reporting and Stakeholder Management: Prepare and present reports on acquisition activities and recommend strategic opportunities.

Qualifications:

Master's Degree in Real Estate Management, Civil Engineering, Business Administration, Urban Planning, or a related discipline.
8–10 years of experience in land acquisition or real estate development, with at least 4 years in senior leadership roles.
Strong knowledge of land acquisition, real estate laws, property valuation, and risk management.
Exceptional strategic planning, negotiation, and decision-making skills.
Demonstrated ability to lead teams and manage stakeholder relationships effectively.

Comprehensive understanding of Land Acquisition processes and strategies.
In-depth knowledge of Real Estate Laws, property rights, land title clearance, and regulatory compliance in Nepal.
Sound knowledge of Property Valuation, urban planning regulations, and land development feasibility studies.
Expertise in commercial, legal, and technical Due Diligence for prospective property acquisitions.
Solid understanding of financial analysis, investment returns, and acquisition risk management.
