RV Group is seeking a responsible and proactive Property Supervisor – Community Society to oversee the day-to-day operations, maintenance, and overall management of residential communities and properties. The role will be responsible for ensuring that the property is well-maintained, safe, clean, and provides a comfortable living environment for residents.
Key Responsibilities
1. Property & Facility Management
- Supervise daily operations and maintenance of the residential community and common areas.
- Conduct regular inspections of buildings, roads, parking areas, gardens, recreational facilities, lighting, drainage, and other common facilities.
- Identify maintenance requirements and coordinate timely corrective action.
- Ensure all facilities are maintained according to established standards.
- Maintain proper records of property assets, maintenance activities, and inspections.
2. Maintenance & Technical Coordination
- Coordinate routine and preventive maintenance of electrical, plumbing, civil, HVAC, firefighting, water supply, sewage, lifts, and other building systems.
- Monitor breakdowns and ensure timely response to maintenance complaints.
- Coordinate with technicians, contractors, and service providers.
- Verify completion and quality of repair and maintenance work.
- Report major technical issues to the Property/Community Manager.
3. Housekeeping & Cleanliness
- Supervise housekeeping staff and ensure cleanliness of common areas.
- Monitor cleaning schedules for lobbies, corridors, staircases, parking areas, community halls, toilets, and other facilities.
- Ensure proper waste collection and disposal.
- Maintain required standards of hygiene and cleanliness throughout the community.
4. Security & Safety
- Coordinate with security personnel and monitor security arrangements.
- Ensure proper implementation of visitor management, access control, parking control, and security procedures.
- Conduct regular checks of CCTV, emergency equipment, fire-fighting systems, gates, and other safety facilities.
- Report and respond appropriately to accidents, emergencies, security incidents, and other risks.
- Support emergency preparedness and evacuation procedures.
5. Resident & Complaint Management
- Receive, record, and coordinate resolution of residents' complaints and service requests.
- Maintain a complaint/maintenance register and monitor pending issues.
- Communicate professionally with residents, owners, tenants, and visitors.
- Escalate unresolved or major issues to the Community Manager or Management Committee.
- Maintain good relationships with residents and promote a peaceful community environment.
6. Staff & Contractor Supervision
- Supervise housekeeping, security, maintenance, gardening, and other support staff.
- Prepare and monitor duty schedules and attendance.
- Ensure staff follow community rules, safety procedures, and service standards.
- Monitor the performance of contractors and outsourced service providers.
- Verify manpower deployment and quality of services provided.
7. Utilities & Common Services
- Monitor electricity, water supply, generator, pumps, lighting, lifts, and other community utilities.
- Track utility consumption and report unusual increases or operational issues.
- Ensure regular servicing and preventive maintenance of essential equipment.
- Monitor availability and proper functioning of community amenities.
8. Documentation & Reporting
- Maintain daily operational and inspection reports.
- Prepare maintenance, incident, complaint, and service-provider reports.
- Maintain records of preventive maintenance schedules and completed works.
- Assist in preparing annual maintenance plans and operational budgets.
- Maintain records of community assets, equipment, warranties, and service contracts.
9. Compliance & Community Rules
- Ensure compliance with community/society rules, safety requirements, and applicable regulations.
- Support implementation of policies related to parking, noise, waste management, pets, common-area usage, and other community matters.
- Assist management in communicating rules and notices to residents.
- Report violations and support appropriate corrective action.
