IMC Worldwide: A DT Global Company is working actively on PPP projects in South Asia (including Nepal and Bangladesh) and intends to commission various studies for developing green projects which are beneficial for the environment. To deliver these studies, experts (individuals or firms) are required. 

The technical requirements are detailed below, but in addition it is essential that the experts have the following skills and attitude: 

  • Analytical mindset
  • Curiosity to dig and find data
  • Excellence/ Comfort with numbers
  • Expertise in MS packages

Whilst technical specific knowledge is required, the attitude and the ability to convince IMC on how these studies will be executed, is of extreme importance. Please note, these assignments are considered prefeasibility studies as they will be based on estimates without field investigation in most of the cases.

Green Buildings – expertise in Convention Center/ Hospitals

This study for understanding the incremental capital expenditure required for creating/ converting a normal building (residential, commercial and institutional) into green by using climate friendly initiatives such as low-carbon building materials, rainwater harvesting and recycling, waste management, integrated storm water drainage, solar panels, energy efficiency measures specifically on centralized and/or decentralized air cooling/ heating etc, natural heating/ cooling, reduced heat loss through insulation, daylight and ventilation. Apart from capex, the opex should also be considered and life cycle cost analysis is to be carried out to understand the overall incremental (or savings) effect. Ideally it should be carried out on net present value (NPV) basis with replacement cost considered depending upon the life of individual components.     

Outputs

The Architect/ Consultant is expected to provide the following:

  • Business as Usual (BAU) case – In this scenario, the costing will be based on routine materials with the guiding principle of least cost irrespective to the damage on the Environment.
  • Green Building case – The guiding principle in this case will be to adopt design, materials and techniques and optimize green spaces resulting in reduced GHG emissions. The item wise indicative costing of the components will also be given. The expectation from the Architect/ Consultant is as follows:
  •  A detailed list of critical items in the bill of quantities (BoQ) with a strong emphasis on low carbon materials, along with unit prices (focus is not on quantity or volume but unit prices) which will make the building Green. It is expected that the numbers will be borne out of experience and the Consultant will engage proactively with the participants in the market such as suppliers, vendors, contractors etc. globally as well as in Nepal.
  • A presentation of the whole-life cycle cost analysis, demonstrating how greening of services will reduce overall operations and maintenance cost. 
  • In addition to the Greenfield case, the Consultant will also give the cost estimates for retrofitting the existing buildings (say, Brownfield) along with reduction in opex for a proper life cycle cost analysis.

Experience

  • The Consultant/ Architect is expected to have experience in designing healthcare facilities including teaching hospital and how the cost function varies depending upon whether the facility will cater to primary, secondary or tertiary needs of the society. Similarly, the experience of designing exhibition and convention centers, specifically in South Asia should be there. 
  • Knowledge of the principles of environmental design (passive heating and cooling), energy efficiency, use of green materials and retrofitting of existing buildings. 
  • Knowledge about waste and water management and recycling and recharge.
